The kitchen is fully equipped with an electric cooker, ceramic hob, large fridge/freezer, microwave and integrated dishwasher. Large oak dining table comfortably seats eight guests.

Utility Room/Boot Room

With washing machine and dryer and external door leading to the patio area and garden.

Heating
Throughout the property, with underfloor heating in all the main living areas. Contemporary woodburner in the sitting room (logs supplied).
Bike/outside store
The Granary has a secure outside store for the storage of outdoor kit such as golf clubs, bikes and fishing gear.
Garden and grounds
To the front of the house there is an attractive lawned garden which is fully enclosed for the safety of children and dogs and includes a terraced patio with garden furniture and sun loungers. This area can also be accessed via the bi-folding doors from the living room.
Parking
There is private parking for two cars in the courtyard adjoining the Granary.
Alternative access
There is an alternative access to the property via the steading, and into the garden. This access leads directly into the utility room which is particularly useful on occasions when you may have wet dogs and dirty boots!
Wifi and mobile coverage
Wifi is available throughout the property. The area has 3G connectivity and there is good mobile coverage on most networks.
Technology
Technology includes a large wall mounted flatscreen TV with Freeview and integrated DVD.
Guest amenities

The beds are made up with high quality Egyptian Cotton bed linen. Luxurious bath sheets and hand towels are provided for guests along with hand soaps, toiletries and a hairdyrer. Suction mounted handles for use in baths and showers are available on request.

Babies and children
A travel cot and high chair are available on request.
Welcome Pack
A small welcome pack is provided.
Eating Out
The village of Gattonside is a ten minute walk away and there are two restaurants there – Seasons and the Hoebridge. Melrose is about a 25 minute walk with various cafes, bars and restaurants.
Dogs

Two well-behaved dogs are welcome, but they must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms or on furniture. It is essential that owners clean-up after their dogs and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields. 

There is an additional cost of £20 per dog.

Guest Privacy

The Granary is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.
